Do you do viewings out of office hours?
Yes, as well as during the day we are happy for viewings to take place during the evening and at weekends. We like to give our housemates 24 hours notice of a viewing taking place so are unable to do same day viewings. We are also happy to do a viewing by Skype or Facetime if you are not in the Rugby area.

What is provided in the room?
All rooms contain as a minimum a small double bed, mattress and mattress protectors, double wardrobe incorporating three drawers or single wardrobe and chest of drawers, bedside cabinet, desk and chair. En-suite rooms have shower, sink, WC, towel radiator and a wall-mounted cabinet. All rooms have a lockable door, window, radiator, smoke alarm, ceiling light and four double plug sockets.

Is Wi-Fi available?
Yes, all our houses have fibre optic broadband and those supplied by Virgin offer up to 200mb. All of our rooms (except in Lawford Road) have ethernet sockets for hard wired connectivity.

Who will I be sharing a house with?
You will be sharing the house with three, four or five others depending on which house you choose. All housemates are in full time employment, in a variety of professions. We try to fit the right housemate in to the right house. Most of our housemates have moved to Rugby because of work and tend to stay in our houses for just over a year on average.

I love the room, what now?
We try to fit like-minded people in the same house, so if we think you will be a good fit we will give you an application form to complete and return. We will then ask you for a £100 holding deposit and undertake referencing. The holding deposit will hold the room for you and it will no longer be advertised. The holding deposit is non-returnable should you choose to no longer proceed with the application. If you do proceed with your application, the £100 holding deposit is deducted from the room deposit.

How much is the rent?
Rents vary per room, but are clearly shown when a room is advertised. Rent is payable monthly in advance by Standing Order.

What is included in the rent?
Your monthly rent includes all bills, high speed broadband, weekly cleaning of the communal areas and house maintenance. Some properties have a small charge for use of the washing machine and tumble dryer via a coin meter.

How much is the deposit?
A deposit of £300 is required for the room, which is payable three days before the tenancy begins. Your deposit is lodged with The Deposit Protection Service and is returned to you (minus any agreed deductions) at the end of your tenancy.

How long is my tenancy?
There is a minimum tenancy of 6 months, but if everything is working well we hope you will stay much longer. At the end of the 6 months the tenancy continues to roll over on a monthly basis and if you choose to leave you just need to give us one months notice.

What if I leave my tenancy early?
If for any reason you need to leave early, then you would need to give one month's notice and you will also be liable for the rest of the rent until the end of your tenancy agreement. Of course, if we can find a suitable tenant to fill the vacancy, you will no longer be liable for rent once the new tenancy starts.

What references/paperwork do you need?
We will contact your employer and your current/previous landlord for references. To check affordability, we will need to see your last three months bank statements. We are also required by law to see proof of ID and, if applicable, any visas you may require to live and work in the UK.

Do you accept couples?
No, although our rooms are double rooms they are designed for single occupancy only.
